Frequently Asked Questions

1. What if my house is in foreclosure?
If your house is in foreclosure then you likely need to make a decision as quickly as possible. Time is of the essence in these situations. However, we can usually purchase a house that is in foreclosure up to just a week or two before the house goes to auction.
2. What if my house needs major repairs?
If your house needs repairs - big or small - we have you covered.  The majority of the houses we buy need some repairs, ranging from a few small repairs all the way to major whole house renovations. When listing your house on the market with a Realtor you normally need it to be as perfect as possible, whereas we actually prefer some distress as that is how we create the value.
3. Do I pay any fees?
No, we pay all closing costs, title fees and transfer taxes.  Your only cost is property tax up to our agreed upon closing date.
4. Can I save my credit if you buy the house before a foreclosure?
If we buy before a foreclosure, we can often save your credit and many times help your score improve within weeks of the sale.
5. Do I need to be physically present?
You do not need to be present. We have bought many houses from people that live out of the area or even out of state.  Some closing documents need to be notarized and we can assist with finding a notary for you if needed.
6. Will you buy my house if it's vacant?
Yes, we buy houses that are both occupied and vacant.
7. I need the cash from the sale to pay my moving expenses. Do I need to be out on closing day?
We want this process to be easy for you.  While it's ideal for the house to be vacant on closing day, we can make arrangements for you to stay in the house for a few days after closing to make their moving arrangements.
8. What is the process to get an offer on my house?
Our process is very simple. You simply contact us and one of our team members will reach out to get some information about the house. From there we do some research to determine market value of the house.  After that we have a conversation to see if our solution works for you and come to an agreement to buy the house. Once we have an agreement in place we set a closing date that works for you and start title work.
9. How long does the process take?
We typically close in about 4 weeks, although we can sometimes close quicker depending on how long it takes to complete title work and the closing agent's schedule.
